The Devil is in the Details
Today's lending environment can be summed up in one word: "intrusive." It's not uncommon for even the well-qualified borrower to feel as if his or her financial life has been put under a microscope when applying for a home loan. But why shouldn't it? If a perfect stranger approached you for a $400,000 home loan, would you like to know as much about their finances as possible? What is their motivation for purchasing? Is it clear they will occupy the property? How much of their own money are they willing to risk in the form of a down payment? Can they show an ability to repay the loan? Do they have a history of paying debts on time? These are some basic concerns you would have when lending your money and they sure don't seem intrusive considering the money at risk. But, "the devil is in the details" and it's the details that tend to aggravate the borrower in the loan process. It's an underwriter's job to consider these basic lending points and discern if there are particulars in the file that would call into question the true motivation behind the transaction. Clients often state, "I feel like the underwriter thinks I'm trying to commit fraud!" No - the underwriter is not trying to prove you are committing fraud, but that you are not committing fraud. A professional loan officer will be your exorcist when you start the loan process. An experienced loan officer will help you navigate the paperwork necessary to achieve a loan approval that minimizes the concerns an underwriter is trained to look for.
