Six Mistakes to Avoid when getting a Loan
Getting a loan in today's market should not have complications when a well-qualified borrower has been properly pre-approved. But loan officers and borrowers can still run into issues which can cause a mortgage to be denied - even after a pre-approval has been issued. It is devastating for a pre-approved buyer to be turned down for financing at the last minute. Avoid the following mistakes and your loan will flow smoothly and close on time:

1. Don't make a job/career change when looking to purchase.
Depending on the type of financing a buyer is obtaining, there are requirements for length of consistent employment.

2. Don't increase your debts
Lenders have a cap on your total debts vs. your income. Even a reasonable car payment can reduce your qualifying power by tens of thousands of dollars.

3. Don't make any large deposits
into your bank accounts without the ability to paper trail the deposits from a legitimate source. Lenders have strict rules so as to determine the funds used are not borrowed or obtained by incurring additional debt.

4. Don't deposit cash.
Cash will make your mortgage application crash. Cash deposits limit an underwriter's ability to confirm the source and therefore cannot be used.

5. Don't ignore your loan officer.
A good loan officer is like a golf caddy. They are here to help you navigate around the course and avoid hazards. Communicate often and don't be afraid to ask questions.

6. Don't plan a vacation when entering into escrow.
Sounds like common sense - but you would be surprised how often this happens.
