What You Need from your Lender to Cinch the Sale

A strong approval letter can mean the difference between your offer being accepted over the competition.

The market in Santa Clarita Valley today can only be described as a 1,000-percent seller's market. There are two key reasons for this: lack of inventory and low interest rates. This summer, we've seen the number of homes for sale in the SCV hovering around a low 480.

Although rates have been on the rise the past 60 days, you can still snag a 30-year fixed rate in the low 4 percent range. With a high number of offers submitted for each property, the seller is in a position to select a buyer not just based on the best price, but on the most qualified buyer.

The seller doesn't have an opportunity to review the buyer's income and asset documentation, so how should they know?

They can only take the word of the buyer's lender. Many lenders will simply issue a "Pre-Qualification" letter, which is generally the loan officer doing a quick review of a credit report. This method, for the most part, only gives you a price range to shop within. A "Pre-Approval" is quite different. A strong loan officer will do a complete review of credit, income and assets, and have an underwriter formally approve your loan for your offer price!

When making your offer, be sure to have a formal approval in hand when you battle for that house. The seller will feel more confident with your bid - moving you up to the top of the list.
