Why a No-cost Refinance can be
Better than a Lower Interest Rate

Take the timing and cost out of refinancing! One concern clients have when they consider refinancing is whether or not interest rates will dip to a lower lever at some point after a recent refinance. The feeling is that both time and expense were wasted because rates fell to lower levels than the recent refinance. Take the gamble out of rate watching by looking into a "no cost" refinance. The concept is simple. When you pay a point on a loan, you are usually paying to buy down the interest rate. When selecting a slightly higher rate (Usually about .25 percent higher than a zero-point loan.), the opposite is true. The higher interest rate will then pay a credit to the borrower usually in an amount that allows the costs to be paid from funds earned through the rate. When comparing a no-cost interest rate with a lower rate that includes fees, you can do some simple math that will show a loan with fees will take in excess of three to six years before you recoup the cost of the refinance. Most importantly, any time after six months, if rates happen to dip lower, you can contact your lender for another no-cost refinance. The rate you originally may have paid over $3,000 for may now be available for free! We all like to boast to our friends about the low interest rate we obtained, but a smart refinance is one that lowers your current rate and payment with little or no cost.
