Be Smart when Looking for Financing by Using a Local Lender
I remember my first home purchase. I had a budget for my new home payment and it was based solely on my current rent payment. I figured if I could afford the rent, then logic would dictate I could afford the mortgage payment at the same figure. I never sat down with my mortgage broker and discussed the tax advantages of homeownership, appreciation, principal reduction or the difference a few thousand dollars would have on my payment.

In hind-sight, had I been armed with some additional knowledge I may have stretched my budget enough to account for the new tax write-offs. I would have purchased a slightly larger home, raised my children in a nicer area and had grown into a home as opposed to quickly growing out of one. At today's interest rates, increasing your loan balance by $10,000 equals roughly a $60 increase in payment. By increasing your budget you might now be looking at a home in a neighborhood that will allow you to grow into the home and potentially live in that home long enough to pay it off or turn it into a lucrative rental.

Online mortgage companies can sometimes offer aggressive rates but lack in the ability to connect with the client, understand their long term goals and be their adviser for life.
