"How much can I Afford?"
"How much can I afford?" is a common question loan officers field daily; borrowers should know that a pre-approval is not meant to answer this question.

A pre-approval is meant to inform the client what purchase price and loan amount the borrower can qualify for - and achieve financing from a bank. It is not meant to inform the borrower what they can "afford."

Lifestyle choices must be taken into account and this can only be done by the borrower. Some clients are impressed that they can qualify for an $800,000.00 mortgage - but the payment that accompanies that mortgage could mean taking the kids out of private school, cancelling date nights or lowering contributions toward your retirement account.

A loan officer is not in position to tell you how you should structure your lifestyle, but a good loan officer should give you the tools necessary to make an informed decision on the financial benefits that will contribute to your bottom line, not just subtract from it.
